Flat roof survey in Newland Green
Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey GRP fibreglass, mastic asphalt and upstands and outlets, and common reasons people get in touch are signs of deflection in the roof deck and outlets choked with leaves and silt.
Some older homes in villages like Newland Green are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we cannot see
To be straight with you, a roof survey has limits:
- What’s under the membrane without opening it up
- Testing older roof sheets for asbestos
- A structural engineer’s assessment of the deck
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

What a flat roof survey looks like in Newland Green
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Take a building like Egerton Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Pluckley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Practical tips
Small things make a difference. Some pointers:
- Book a survey every few years
- Note any new marks on ceilings beneath the roof
- Ask whoever fits equipment on the roof to make good the covering
- Look for standing water a day after rain
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.
Your questions about flat roof surveys in Newland Green
Do you cover smaller places like Newland Green?
Yes. Newland Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Newland Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we will say so and suggest what would help.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Around Newland Green, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Preparing for the visit
- Leave a clear route to the loft
- Show us where any leaks or stains appear
- If you are buying, check with the agent that we can get in

Signs you need a flat roof survey in Newland Green
No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Most people get in touch when they’ve noticed one of these:
- Ponding water that doesn’t drain away
- Loose or cracked edge trims
- Blocked or damaged outlets
- Blistering in felt or asphalt
For an older house near a landmark such as Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the inside of the roof is included
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
