Gutter survey in Egerton Forstal: what you get

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, parapet and box gutters and valley gutters, and common reasons people get in touch are overflowing eaves gutters and valley or box gutters that overflow inside.

Some older homes in villages like Egerton Forstal are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

How it works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Egerton Forstal can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

What we can’t see

It is useful to know what a survey will not do before booking:

  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods
  • Hidden sections we cannot view safely

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we look at

  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Gutter surveys around Egerton Forstal

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Pluckley station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Egerton Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch the gutters during heavy rain
  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Get the gutters cleaned out every year

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.

Common questions in Egerton Forstal

Is Egerton Forstal within the area you cover?

Yes, Egerton Forstal is on our map. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Pluckley station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, ring 07833 053749 or email us.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What affects the price in Egerton Forstal

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
