Gutter surveys for homes and businesses in Potter's Forstal
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We survey fascias and soffits, downpipes and parapet and box gutters, and people most often book us about cracked or loose downpipes and rotten fascias or stained soffits.
Somewhere as small as Potter's Forstal, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
We keep jargon out of it: where something needs attention, it says so plainly.

Honest limits
It is a careful look at the gutter, not the whole story. The main limits are:
- Parts of gutters that can’t be seen safely

- The inside of buried drains

Potter's Forstal questions
Do you cover smaller places like Potter's Forstal?
Yes. Potter's Forstal is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Pluckley station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
Can you tell me if my old gutters contain asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How much is a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or use the contact form.
Will you walk on the roof?
Only where it is safe to do so. We check everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Rented homes, blocks and businesses
We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the gutter.
Landlords, agents and building managers in Potter's Forstal and across Kent can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.
How the survey changes by roof type
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
Box and secret gutters
A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Why get it checked now?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, frequently in the heaviest rain. Having them checked before autumn and winter makes sense. Around Potter's Forstal, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Gutter surveys around Potter's Forstal
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For site and facilities teams at buildings like Egerton Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Pluckley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Potter's Forstal can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before we arrive
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work
- Keep pets in another room
