Pre-purchase roof surveys for homes and businesses in Burmarsh

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Typical surveys look at lead that has worked loose at a wall or chimney and standing water on a flat extension roof, across natural slate, chimney stacks and lead flashings and valleys.

For a small place like Burmarsh, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

How the survey changes by roof type

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Burmarsh, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Watch for stains or fresh paint on ceilings below the roof
  • Pass the findings to your conveyancer
  • Check we will be able to get into the loft space
  • Request records of any re-roofing

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Burmarsh questions

Is the coastal weather around Burmarsh hard on roofs?

It can do. Burmarsh is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Burmarsh?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we’ll explain what’s needed.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

What’s the best way to book?

It is easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run on any day of the week.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What affects the price in Burmarsh

The price reflects the time and kit the roof needs. That comes down to:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

To price your survey accurately, we will ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Dates you are working to, like exchange
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We will confirm the price before you book.

What we are asked to look at in Burmarsh

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

It’s worth booking a survey if you’ve seen:

  • Gaps where slates or tiles have come loose
  • Sagging ridge lines or uneven roof slopes
  • Bitumen or mortar used in place of proper repairs
  • Blistered or split felt on a flat roof

With Westenhanger Castle about 3.5 miles north-east, the area around Burmarsh has a long history. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the report includes, and whether it has photographs

What to expect from a roof survey

Pre-purchase roof surveys around Burmarsh

Burmarsh is within about 2 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Westenhanger station may find that a written report helps before buying a rental or paying for a new roof on one.
