Flat roof surveys in Burmarsh

How a flat roof survey works in Burmarsh

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey EPDM rubber, felt flat roofs and upstands and outlets, and the problems we’re asked to look at most are gaps at upstands and abutments and cracked or split membrane.

Somewhere as small as Burmarsh, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

What a flat roof survey looks like in Burmarsh

The coast is about 2 miles or less from Burmarsh, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. With Westenhanger Castle about 3.5 miles north-east, Burmarsh sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Westenhanger station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of All Saints: the joins between later flat roofs and the old walls are where problems normally start.

Burmarsh is about 4 miles south-west of Hythe, in Kent. We carry out flat roof surveys in Burmarsh for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our area takes in places right across Kent, from the larger towns to small villages. You can also see our page for Canterbury.

Burmarsh questions

Is my home in Burmarsh listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Burmarsh?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you test old roof sheets for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or email us with the address.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

When you need someone else

In fairness, there are limits to any roof survey:

  • An exact number of years the roof has left
  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we don’t walk on

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we look at

  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets

How the survey changes by roof type

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Why act early in Burmarsh

If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Older and listed buildings around Burmarsh may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Note the date and type of any roof work
  • Treat rooflights and old sheeting as fragile
  • Ask contractors to protect the roof if they work on it
  • Have the roof looked at again after a severe storm

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Burmarsh, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.
