Flat roof surveys for homes and businesses in Aldington
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Typical surveys look at signs of deflection in the roof deck and gaps at upstands and abutments, across GRP fibreglass, single-ply membranes and EPDM rubber.
In a village or hamlet like Aldington, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

FAQs for Aldington
Will you come out to Aldington?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Is my home in Aldington listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.

Local flat roofs in Aldington
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 3.9 miles east lies Westenhanger Castle, a reminder of how long the area around Aldington has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Aldington Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St Martin: the flat roofs on later extensions tend to wear out long before the main roof.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Why get it checked now?
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. In a place like Aldington, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we do, step by step
After the inspection, everything we found is written up as a report with photos. As for time on site, it typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Aldington, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.

How the survey changes by roof type
EPDM rubber
An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.
When to book a survey in Aldington
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Common reasons to book include:
- Upstands pulling away from walls
- Cracked or split membrane
- Signs of deflection in the roof deck
- Outlets that hold water back
Landlords with a home close to Ham Street station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
What to check before booking
- When you’ll get the report
- Whether they hold professional indemnity and public liability insurance
- Which parts of the roof they’ll actually see
- Whether the roof space is looked at, where there is one
Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.
