Flat roof survey in Aldington Frith: what you get

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We’re often asked to look into a sagging deck under the covering and splits and cracks in the covering, on single-ply membranes, mastic asphalt and EPDM rubber.

Older buildings in small places like Aldington Frith may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

What you get is a clear record of the flat roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

When you need someone else

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Older roofs in small places like Aldington Frith can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Your questions about flat roof surveys in Aldington Frith

Do you cover smaller places like Aldington Frith?

Yes. Aldington Frith is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Aldington Frith is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Flat roof surveys around Aldington Frith

The wider area around Aldington Frith has a long history of building, with Westenhanger Castle about 5 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Useful tips for Aldington Frith property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Check from a window for ponding after heavy rain
  • Book a survey every few years

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Do you need a flat roof survey in Aldington Frith?

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

We are frequently asked to look at:

  • Cracked or split membrane
  • Leaks around rooflights
  • Blisters and bubbles in the covering
  • Standing water left after rain

If you let a flat or house near Ham Street station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • What the survey won’t cover
  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included
  • How soon the report will arrive
