Pre-purchase roof surveys for homes and businesses in Eyhorne Street

Buyers in Eyhorne Street and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or send us an email. We survey lead flashings and valleys, flat-roofed extensions and dormers and the roof space, and common reasons people get in touch are gutters that overflow or drip at the joints and worn or lifted lead flashings.

Somewhere as small as Eyhorne Street, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Eyhorne Street often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Advice

Buying a home or a new roof in Eyhorne Street

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Leeds Castle, about 0.9 miles south, is one of the historic houses in the wider area around Eyhorne Street. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like All Saints Church are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Why get it checked now?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Pass the findings to your conveyancer
  • Find out whether the roof has been replaced or patched
  • Ask who repairs the roof under the lease
  • Ask the agent to check the loft hatch can be opened

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Questions from Eyhorne Street

Do you cover Eyhorne Street?

We do. The survey and report are the same in Eyhorne Street as anywhere else.

Will you come out to Eyhorne Street?

Yes, Eyhorne Street is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How long will you be at the property?

Allow an hour or two on an ordinary house, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.

What a pre-purchase roof survey does not cover

It is useful to know what a survey won’t do before booking:

  • Whether the price should change, which is between you and the seller
  • Structural calculations (that is a structural engineer’s job)
  • What’s under the slates, tiles or felt

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What our survey covers.

What this survey covers

  • The roof space
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Lead flashings and valleys

Do you need a pre-purchase roof survey in Eyhorne Street?

Most viewings never get near the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Common reasons to book include:

  • Old water stains in the loft space
  • Loose pots and cracked flaunching
  • Ponding, blisters or splits on a flat roof
  • Flashings that have lifted or split

Landlords with a home close to Hollingbourne station may find that a written report helps before buying a rental or paying for a new roof on one.

Choosing a roof surveyor

  • Their track record with similar roofs
  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • What happens after the report arrives
