Why act early in Hollingbourne
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Older and listed buildings around Hollingbourne may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we look for on each type of roof
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.

When to book a survey in Hollingbourne
Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
These are some of the problems a survey can pick up:
- Quick fixes on flashings and valleys
- Flashings that have lifted or split
- Blocked or leaking gutters
- A ridge or slope that dips
With Leeds Castle about 1.3 miles south-west, the area around Hollingbourne has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
What to check before booking
- What exactly goes into their report
- Whether they hold professional indemnity and public liability insurance
- What the survey won’t cover
- Whether the inside of the roof is included
Hollingbourne: your questions answered
Is Hollingbourne within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you cover Hollingbourne?
Yes. We cover the whole of London and South East England, and Hollingbourne is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
Is your roof survey a RICS survey?
No. It’s a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.
Pre-purchase roof surveys in Hollingbourne: local notes
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. For a purchase or a newly finished roof, the materials decide which details matter most.
If you own one of the older houses in the streets near All Saints Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. For landlords with property near Hollingbourne station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What a survey costs
To price your survey, we look at:
- The size of the roof
- Height and safe access
- If the survey needs thermal imaging or a drone
- The number of roofs, including extensions and garages
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
Getting in touch
Here’s what helps us most when you contact us:
- The reason for the survey, like buying, a leak or storm damage
- Photos of the roof, taken safely from the ground or a window
- Dates you are working to, such as exchange
- Your postcode, so we can check access and travel
We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about one to two hours at most homes, or half a day or so for a commercial building. Older rural homes like those around Hollingbourne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photographs and recommendations before you exchange.
Before we arrive
- Move anything stored under the loft hatch
- Tell us where we can park nearby
- Jot down any questions you want answered
Getting a price

- Asbestos testing of any kind
