Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

How a pre-purchase roof survey works in Chilmington Green

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’ve noticed loose pots and cracked flaunching and blistered or split felt on a flat roof, we can find out what’s behind it.

In a village or hamlet like Chilmington Green, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Chilmington Green, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Look for fresh paint on upstairs ceilings at viewings
  • Check the lease for roof repair responsibilities
  • Ask for loft access on the day
  • Ask for any paperwork for recent roof work

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Leave it or get it looked at?

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. For older village homes like those around Chilmington Green, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Buying a home or a new roof in Chilmington Green

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like Godinton House, about 1.9 miles north, show how far back building in the area around Chilmington Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Ashford International station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Chilmington Green is about 2 miles west of Ashford, in Kent. We survey roofs in Chilmington Green and the rest of Kent, as part of our work across London and the South East. Our area takes in places right across Kent. For surveys nearby, see our Canterbury page.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

You do not need to know any roofing terms. It’s enough to let us know:

  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

Chilmington Green questions

Do you cover Chilmington Green?

Yes, Chilmington Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Chilmington Green within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Do you inspect the roof from on top?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Roof by roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
