Stubb's Cross Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Stubb's Cross, using drones and thermal imaging where it applies. Call or email for a price.
- Chimney mortar that has eroded
- Patch repairs that may hide an ongoing problem
- Gutters that overflow or drip at the joints
Pre-purchase roof survey in Stubb's Cross
A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you are worried about cracked flaunching or crumbling chimney pointing and signs of past leaks inside the loft, we can find out what’s behind it, whatever the roof.
For a small place like Stubb's Cross, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Stubb's Cross questions
Is Stubb's Cross within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is my home in Stubb's Cross listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Does the weather affect the survey?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Stubb's Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You book once your offer is accepted and tell us the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
- Find any records of previous roof work
How to book
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.
Advice
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Do not leave it until just before exchange
- Look for fresh paint on upstairs ceilings at viewings
- Ask when the roof was last worked on
- Request records of any re-roofing
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Different roofs, different checks
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Lead flashings and valleys
Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.
Pre-purchase roof surveys in Stubb's Cross: local notes
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as St Francis, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Godinton House lies about 3.3 miles north, so building around Stubb's Cross goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
- Roof area
- The height of the building and how the roof can be seen safely
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Where the property is, with the postcode
We confirm the exact price before you book, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.
Common roof problems in Stubb's Cross
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
Signs worth acting on include:
- Old water stains in the loft space
- Lead that has worked loose at a wall or chimney
- Quick fixes on flashings and valleys
- Blocked or leaking gutters
If you let a flat or house near Ashford International station, a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their insurance cover
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours

What a pre-purchase roof survey doesn’t cover
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Anything beyond the roof, which a full home survey covers
- How a seller will respond, or what the house is worth
- Defects hidden under coverings or inside walls without opening up
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and does not.
