Stubb's Cross homes and their roofs
The wider area around Stubb's Cross has a long history of building, with Godinton House about 3.3 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a shop, office or commercial unit, for instance near Ashford Designer Outlet, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live near a park such as Ashford Community Woodland, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take an older house close to St Francis: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Chimney survey in Stubb's Cross: what you get
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. We survey lead flashings, chimney pots and cowls and brick chimney stacks, and people most often book us about gaps in the mortar around the pots and eroded joints in the brickwork.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Stubb's Cross can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- Make a note of anything you’d like us to look at
- Buyers: confirm access with the estate agent or seller
- Mention any parking restrictions on your street

Questions from Stubb's Cross
Will you come out to Stubb's Cross?
Yes, Stubb's Cross is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
I let a flat near Ashford International station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
What should I do with a chimney I don’t use?
There is no single answer. We record how the stack is doing and whether it is capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
What does a chimney survey cover?
The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Around Stubb's Cross, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Useful tips for Stubb's Cross property owners
You do not need to be a roofer to help. What helps most:
- Have the flue swept and checked if you use the fire
- Note any damp on chimney breasts and when it appears
- Make sure unused flues are capped with ventilation
- Glance at the stacks from the street now and then
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Prices for chimney surveys in Stubb's Cross
What a survey costs depends on the time and equipment it needs. The main factors are:
- Building height and the viewpoints available
- Extra roofs, like extensions, dormers or garages
- Whether it’s a home or a commercial building
- Which survey package you book
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
Getting in touch
These details help when you contact us:
- What made you get in touch
- Where the property is, with the postcode
- Pictures from the garden or a window, if you have them
- How the loft is reached, if there is one
Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What we can’t see
Before booking, it is worth knowing what a survey will not do:
- Flue inspections or sweeping
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- Gas safety checks, which need a Gas Safe registered engineer
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.
