Stubb's Cross Roof Survey
We take a careful look at the roof at your property in Stubb's Cross, and put it all in a written report with photos.
- Cracked or blistered flat roof coverings
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
How a roof survey works in Stubb's Cross
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, the roof space and natural slate, and people most frequently book us about lifted, split or missing lead flashings and cracked mortar along the ridge.
Older buildings in small places like Stubb's Cross may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What we do, step by step
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Stubb's Cross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

What a roof survey doesn’t cover
Before you book, it is worth knowing what a survey will not do:
- The condition of the rest of the building (that is a RICS home survey)
- What’s under the slates, tiles or felt
- An exact number of years the roof has left
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.
What this survey covers
- The roof space
- Chimney stacks
- Natural slate
- Ridges, hips and valleys
- Lead flashings
- Flat roofs
- Clay and concrete tiles
Can I check my roof myself?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What affects the price in Stubb's Cross
A few things affect what a survey costs:
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
- Which survey package you book
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What a roof survey looks like in Stubb's Cross
With Godinton House about 3.3 miles north, Stubb's Cross sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Kingsnorth Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for instance near Ashford Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live in an older home near St Francis, old fixings, lead flashings and tall chimneys are typical of older roofs.

Stubb's Cross: your questions answered
Is Stubb's Cross within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Is my home in Stubb's Cross listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. You get a written report with photographs and recommendations.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Stubb's Cross. For a price for a let property or a block, ring 07833 053749 or use the contact form.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Why get it checked now?
If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. For an older or listed building in a place like Stubb's Cross, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.
