About our roof survey in Shadoxhurst
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey lead flashings, ridges, hips and valleys and flat roofs, and the problems we’re asked to look at most are ridge tiles that have lifted or moved and loose chimney pots.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

For landlords and managing agents
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
How the survey changes by roof type
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Questions from Shadoxhurst
Does a conservation area affect roof work in Shadoxhurst?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Shadoxhurst within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
What a roof survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Defects hidden under coverings or inside walls without opening up
- Whether the roof structure meets design loads
- Confirmation of asbestos in soffits or cement sheets
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
What we look at
- Natural slate
- Ridges, hips and valleys
- Lead flashings
- Flat roofs
- Clay and concrete tiles
- Chimney stacks
- The roof space
Why get it checked now?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for a house, with bigger or more complicated roofs taking longer. In a small place like Shadoxhurst, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

Roofs, chimneys and gutters in Shadoxhurst
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Ham Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Shop and office owners around Ashford Designer Outlet may find that a roof report helps plan work around trading rather than after a leak. Take a building like John Wallis Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
