Landlord roof surveys in Stubb's Cross

How a landlord roof survey works in Stubb's Cross

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a report with photographs that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. If you are worried about cracked or lifting flashings and gutters overflowing onto walls, we can find out what’s behind it.

Some older homes in villages like Stubb's Cross are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. Where a roof is exposed, as many are in small places like Stubb's Cross, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Take a look at what a roof survey costs and two real surveys.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Different roofs, different checks

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Landlord and commercial surveys in Stubb's Cross

Any of our surveys can be booked by landlords, agents and building managers in Stubb's Cross. For a price for a let property or a block, call 07833 053749 or drop us an email.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two for a single let house, with blocks of flats taking longer. For a village or hamlet like Stubb's Cross, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

Stubb's Cross questions

Is Stubb's Cross within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Ashford International station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

How much does a landlord roof survey cost in Stubb's Cross?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Landlord roof surveys in Stubb's Cross: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Godinton House, about 3.3 miles north, show how far back building in the area around Stubb's Cross goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you own a rental within reach of Ashford International station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places like Ashford Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take a building like Kingsnorth Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
