About our pre-purchase roof survey in Daniel's Water
The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Typical surveys look at ponding, blisters or splits on a flat roof and sagging ridge lines or uneven roof slopes, on natural slate, flat-roofed extensions and dormers and chimney stacks.
Somewhere as small as Daniel's Water, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips from our surveys
Here are a few things we’d tell any owner:
- Look for fresh paint on upstairs ceilings at viewings
- Ask whether there are papers for past roof work
- For a flat, check who is responsible for the roof
- Let us know your exchange date as you book
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
How the survey works
We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours for most houses, and about three to four hours for a commercial roof. Older rural homes like those around Daniel's Water can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a report with photos and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Keep pets in another room
- Check we can get to the back of the property
- Let us know about any leaks, stains or damp patches you know of

Daniel's Water: your questions answered
Is my home in Daniel's Water listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Daniel's Water?
We do. The survey and report are the same in Daniel's Water as anywhere else, and visits run on weekdays and weekends.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
What’s the best way to book?
It is easiest to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll point you to the right survey. Surveys run seven days a week.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Rented homes, blocks and businesses
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Buying a home or a new roof in Daniel's Water
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Godinton House lies about 2 miles north-east, so building around Daniel's Water goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

When to book a survey in Daniel's Water
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs.
It is worth booking a survey if you’ve seen:
- Roof slopes that look uneven or sagging
- Damp timbers or stains in the loft
- Gaps where slates or tiles have come loose
- Quick fixes on flashings and valleys
Landlords with a home close to Pluckley station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Choosing a roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which limits apply to the survey
- Their report turnaround times

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
How the survey changes by roof type
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
