Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not switch the heating off ahead of the visit
  • Clear a path to the loft hatch before we arrive
  • Leave the roof to people with safe access
  • Photograph damp patches with the date

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Thermal roof survey in Daniel's Water: what you get

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are thin or uneven insulation in the roof and wet areas near outlets and upstands, on ceilings below the roof, flat roofs and pitched roof slopes.

In a small place like Daniel's Water, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Your questions about thermal roof surveys in Daniel's Water

Do you carry out roof surveys in Daniel's Water?

We do. The survey and report are the same in Daniel's Water as anywhere else, and visits run on weekdays and weekends.

Will you come out to Daniel's Water?

Yes, Daniel's Water is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

How does a thermal imaging roof survey work?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Daniel's Water, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections
  • Seeing water directly, as the camera shows temperature, not moisture

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

What we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What we look for on each type of roof

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Airspace, weather and Daniel's Water roofs

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Godinton House lies about 2 miles north-east, so building around Daniel's Water goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. For businesses in and around places like County Square, big, flat commercial roofs are where close-up aerial shots and thermal images help most.
