Pre-purchase roof surveys for homes and businesses in Tickham
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. If you’ve noticed gutters choked with leaves and moss and a ridge or slope that dips, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Tickham may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a pre-purchase roof survey looks like in Tickham
Tickham is within about 4 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. The wider area around Tickham has a long history of building, with Belmont House and Gardens about 3.2 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Teynham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Roof by roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Tickham, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.

Common questions in Tickham
Do you cover smaller places like Tickham?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does being near the coast affect roofs in Tickham?
It can do. Within about 4 miles of the sea, as Tickham is, metal fixings wear faster and gales find any loose ridge or slate.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll explain what’s needed.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which can make access easier.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
