Tickham homes and their roofs
The coast is about 4 miles or less from Tickham, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like Lynsted and Norton Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. With Belmont House and Gardens about 3.2 miles south-east, the area around Tickham has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Gutter survey in Tickham
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. We survey downpipes, fascias and soffits and valley gutters, and people most frequently book us about downpipes that are split or coming away and joints that drip after rain.
Older buildings in small places like Tickham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Signs you need a gutter survey in Tickham
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.
People typically book a survey when they’ve noticed one of these:
- Sagging gutters and loose brackets
- Leaves and moss blocking gutters
- Valley or box gutters that overflow inside
- Dripping or leaking gutter joints
Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- The inside of a downpipe along its whole length
- Pipes below ground level
- Damage hidden inside walls or behind boards
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

How we price gutter surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Roof area
- The height of the building and how the roof can safely be seen
- The shape of the roof and its details
- The use of thermal imaging or a drone
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
What to tell us when you get in touch
You don’t need to know any roofing terms. Just let us know:
- Where any leaks, stains or damp patches show inside
- What kind of property and roof it is
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
To book a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We will confirm the price before you book.
The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Tickham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Tell us about parking before the day
- Make sure we can get to the back of the property

Advice
Questions from Tickham
Can a landlord with a rental near Teynham station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do roofs near the sea, like those around Tickham, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How much time does the visit need?
It normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.
How quickly is the report sent?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
