About our pre-purchase roof survey in West Studdal

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We are often asked to look into bitumen or mortar used in place of proper repairs and a ridge or slope that dips, across chimney stacks, flat-roofed extensions and dormers and clay and concrete tiles.

For a small place like West Studdal, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Why it is worth a survey now in West Studdal

Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit, with photos of anything that needs attention. For older village homes like those around West Studdal, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your survey before booking.

Buying a home or a new roof in West Studdal

West Studdal lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Walmer Castle, about 4.2 miles east, is one of the historic houses in the wider area around West Studdal. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you live in an older home near East Studdal Church Hall, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

West Studdal is about 4 miles west of Deal, in Kent. West Studdal gets the same service as everywhere else we work: a careful inspection, photos and a written report. West Studdal is one of the places in Kent where we work. There’s also a page for Canterbury.

Honest limits

In fairness, a roof survey has limits:

  • A structural engineer’s report
  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

What we look at

  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like West Studdal, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

Signs you need a pre-purchase roof survey in West Studdal

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

These are some of the problems a survey can pick up:

  • Chimney mortar that has eroded
  • Ponding, blisters or splits on a flat roof
  • Roof slopes that look uneven or sagging
  • Lead that has worked loose at a wall or chimney

If you own a rental within reach of Martin Mill station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before you book anyone

  • How soon the report will arrive
  • What follow-up you get after the report
  • Whether they hold professional indemnity and public liability insurance
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Common questions in West Studdal

Is West Studdal within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is the coastal weather around West Studdal hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
