About our landlord roof survey in West Studdal
A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed cracked or lifting flashings and standing water on a flat roof, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like West Studdal are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for a single let house, with blocks of flats taking longer. Somewhere like West Studdal needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Have any paperwork from past roof work to hand
- If it isn’t your property yet, arrange access through the agent

Advice
What a landlord roof survey looks like in West Studdal
West Studdal lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Historic houses like Walmer Castle, about 4.2 miles east, show how far back building in the area around West Studdal goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near East Studdal Church Hall, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
West Studdal is about 4 miles west of Deal, in Kent. West Studdal is one of many places we visit across Kent, for homes and businesses alike. Our area takes in places right across Kent. Our Canterbury page covers surveys nearby.

Common roof problems in West Studdal
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that is happening.
People usually book a survey after spotting something like this:
- Splits and blisters in flat roof coverings
- Blocked gutters over flats
- Worn ridges, hips and verges
- Cracked or leaning shared chimneys
Landlords with a home close to Martin Mill station may find that the gap between tenancies is a good time to have the roof looked at.

Why get it checked now?
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. Where a roof is exposed, as many are in small places like West Studdal, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Your questions about landlord roof surveys in West Studdal
Do you survey roofs for landlords with property near Martin Mill station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Do roofs near the sea, like those around West Studdal, take more of a battering?
It can do. West Studdal is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when booking and we will plan the survey around it.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Different roofs, different checks
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.
Shared chimney stacks
Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
