Landlord roof survey in Buttsole
Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a report with photographs to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. If you’ve noticed damaged pots and flaunching and flashings that have come away, we can find out what’s behind it, on blocks of flats, flat roofs on blocks and converted houses alike.
Somewhere as small as Buttsole, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we do, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Rural addresses near Buttsole can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before we arrive
- If you’re buying, let the agent know when we are coming
- Tell us about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed

- The type of building, from a house to a block or an office
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Common questions in Buttsole
Can a landlord with a rental near Sandwich station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is Buttsole within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long will you be at the property?
Expect it to take between one and two hours for a single let house, with blocks of flats taking longer. You will then get the report by email.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.
Do you survey roofs shared between flats?
Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we are allowed to be and we will say so.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Landlord roof surveys around Buttsole
Buttsole lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. About 3.5 miles west lies Goodnestone Park, a reminder of how long the area around Buttsole has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park like Ham Fen, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For an older house near a landmark like Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.

When you need someone else
Before you book, it’s worth knowing what a survey will not do:
- Roof areas we weren’t given access to
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Responsibility under a lease
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.
What this survey covers
- Flat roofs on blocks
- Rented houses
- Blocks of flats
- Converted houses
- Gutters and downpipes
- Shared roofs
Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What we’re asked to look at in Buttsole
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.
Things that often lead to a survey include:
- Cracked or lifting flashings
- Gaps where tiles or slates have slipped
- Parapets and upstands in poor repair
- Mortar falling from ridges and verges
For landlords with property near Sandwich station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- Whether the price includes VAT
- What’s outside the scope of the survey
- Do they have a CAA Flyer ID and Operator ID for drone work?
