Buttsole questions

I let a flat near Sandwich station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Is my home in Buttsole listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s in the survey report?

Written findings with photographs, explaining the condition of the chimney stack, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Our stack is shared. Can you still survey it?

Yes. We inspect what can safely be seen and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you work in Buttsole?

Yes, we do. We carry out chimney surveys in Buttsole, and the service is the same as everywhere else we work.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How a chimney survey works in Buttsole

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it’s safe. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey chimney breasts, flaunching and shared and party-wall stacks, and the problems we’re asked to look at most are eroded joints in the brickwork and damp patches on chimney breasts.

Some older homes in villages like Buttsole are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most homes, a little longer where there are several stacks. Around Buttsole, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Advice

Do you need a chimney survey in Buttsole?

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

Typical things we’re asked to look at include:

  • Unused flues sealed without airflow
  • Loose, cracked or missing pots
  • Eroded joints in the brickwork
  • Signs that a stack is leaning

The streets around a church like Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

  • Structural calculations for a leaning stack
  • Flue inspections or sweeping
  • Hidden sides of a shared stack

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Chimney pots and cowls

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a chimney survey looks like in Buttsole

The coast is about 5 miles or less from Buttsole, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. The wider area around Buttsole has a long history of building, with Goodnestone Park about 3.5 miles west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces like Ham Fen can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building like Eastry Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Photograph damp patches with the date
  • Ask about consent before removing a chimney on an older property
  • File photos of the stacks with your home records
  • Use a Gas Safe registered engineer for gas appliances

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
