Chimney survey in Marley: what you get
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. We survey chimney pots and cowls, lead flashings and brick chimney stacks, and the problems we’re asked to look at most are staining on walls around the chimney and unused flues sealed without airflow.
Some older homes in villages like Marley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Leave it or get it looked at?
If you’re thinking of removing or reducing a stack, it is useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In a place like Marley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
- Flue inspections or sweeping
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
Practical tips
Nothing here needs a ladder. A few suggestions:
- Ask for ventilated caps on redundant stacks
- Never climb onto the roof to look at a chimney
- Book a sweep for flues that are in use
- Photograph damp patches with the date
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes between one and two hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Marley can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street

Questions from Marley
Is Marley within the area you cover?
Yes. Marley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is the coastal weather around Marley hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Does the report include photographs?
Yes. Photos are part of every report.
How do I book a survey in Marley?
It is easiest to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on weekdays and at weekends.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

What we look for on each type of roof
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
Marley homes and their roofs
The coast is about 3 miles or less from Marley, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Sandwich station may find that the gap between tenancies is a good time to have the roof looked at. Walmer Castle lies about 3.5 miles south-east, so building around Marley goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. For an older house near a landmark such as Church of St Augustine, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
