About our pre-purchase roof survey in Weddington

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. Typical surveys look at gaps where slates or tiles have come loose and quick fixes on flashings and valleys, on lead flashings and valleys, the roof space and flat-roofed extensions and dormers.

Older buildings in small places like Weddington may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Leave it or get it looked at?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Older cottages and farmhouses around Weddington can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Local roofs and buyers in Weddington

Weddington lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Nicholas, the roof may have had decades of patch repairs, and the survey shows where they are. Goodnestone Park lies about 3.9 miles south-west, so building around Weddington goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Questions from Weddington

Will you come out to Weddington?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Weddington listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How a seller will respond, or what the house is worth
  • Asbestos testing of any kind
  • A structural engineer’s report

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere like Weddington needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at
  • For flats, make sure roof access has been agreed

Advice

Common roof problems in Weddington

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It’s a frequent finding on older houses.

A survey can pick up problems like:

  • Chimney mortar that has eroded
  • Gutters that overflow or drip at the joints
  • Damp timbers or stains in the loft
  • Sagging ridge lines or uneven roof slopes

If you let a flat or house near Sandwich station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Choosing a roof surveyor

  • What exactly goes into their report
  • When you’ll get the report
  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report
