Different roofs, different checks

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

About our pre-purchase roof survey in East Studdal

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed signs of past leaks inside the loft and loose pots and cracked flaunching, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as East Studdal, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Pre-purchase roof surveys in East Studdal: local notes

East Studdal is within about 4 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Historic houses like Walmer Castle, about 3.6 miles east, show how far back building in the area around East Studdal goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as East Studdal Church Hall, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Martin Mill station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Why act early in East Studdal

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. Around East Studdal, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

East Studdal: your questions answered

How do I find out if my home in East Studdal is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like East Studdal?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you need to go inside the property?

Where possible, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. Access is typically arranged through the agent or seller.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

How we price pre-purchase roof surveys

Prices vary from roof to roof, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to let us know when you get in touch

A little information up front helps. Please include:

  • What’s prompted the survey
  • The kind of building and roof involved
  • Anything about access we should know
  • The address and postcode of the property

When you are ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for a house, and longer for a large or complex roof. In a small place like East Studdal, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photographs and recommendations before you exchange.

How to prepare

  • Let us know where we can park nearby
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
