About our pre-purchase roof survey in Warmlake

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We survey lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers, and common reasons people get in touch are old water stains in the roof space and blistered or split felt on a flat roof.

In a village or hamlet like Warmlake, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What a pre-purchase roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Confirmation of asbestos in cement sheets or soffits
  • The condition of the rest of the house (that’s a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space
  • Clay and concrete tiles

What we look for on each type of roof

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Why get it checked now?

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. Older cottages and farmhouses around Warmlake can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Your questions about pre-purchase roof surveys in Warmlake

Is my home in Warmlake listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Warmlake?

We do. The survey and report are the same in Warmlake as anywhere else, and visits run on weekdays and weekends.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Buying a home or a new roof in Warmlake

Historic houses such as Stoneacre, about 2.1 miles north, show how far back building in the area around Warmlake goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. For a purchase or a newly finished roof, the materials decide which details matter most.

Landlords with a home close to Hollingbourne station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your house is among the older ones in the streets near Church of St Michael, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Booking your survey

A little information up front helps. It helps to include:

  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Warmlake, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear
  • Leave side gates unlocked
