Chimney survey in Warmlake: what you get

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’ve noticed a stack that appears to lean and loose, cracked or missing pots, we can find out what’s behind it, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Warmlake

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

These are some of the problems a survey can pick up:

  • Spalled or crumbling bricks
  • Unused flues sealed without airflow
  • Loose, cracked or missing pots
  • Gaps where the stack meets the roof

Take an older house close to Church of St Michael: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Their track record with similar roofs
  • How they plan to inspect the roof safely
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives

What to expect from a roof survey

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Chimney surveys in Warmlake: local notes

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Stoneacre, about 2.1 miles north, show how far back building in the area around Warmlake goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Hollingbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Sutton Valence Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we can’t see

In fairness, a roof survey has limits:

  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and does not.

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Chimney breasts

FAQs for Warmlake

Can a landlord with a rental near Hollingbourne station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.

How do I find out if my home in Warmlake is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or email us.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do you work in Warmlake?

Yes. We survey roofs across London and South East England, Warmlake included.

Why is my chimney breast damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.

Our stack is shared. Can you still survey it?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Why act early in Warmlake

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Outbuildings and barns around Warmlake are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Prices for chimney surveys in Warmlake

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • If the survey needs thermal imaging or a drone

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Booking your survey

Before you get in touch, it’s useful to have:

  • What kind of property and roof it is
  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window
  • Where any leaks, stains or damp patches show inside

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Rural addresses near Warmlake can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared
