What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about 1–2 hours for most houses, or half a day or so for a commercial building. Rural addresses near Chart Sutton can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Advice

About our chimney survey in Chart Sutton

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you’ve noticed flaunching that has broken away and loose, cracked or missing pots, we can find out what’s behind it.

Somewhere as small as Chart Sutton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Leave close inspection to people with safe access
  • Check that disused chimneys can still breathe
  • Note any damp on chimney breasts and when it appears
  • Use a Gas Safe registered engineer for gas appliances

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Look at your chimneys from ground level now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They crack with age, and we check them too.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Landlords, agents and building managers in Chart Sutton and across Kent can book any of our surveys. To discuss a property or a block, call 07833 053749 or send us an email.

Local roofs in Chart Sutton

About 2 miles north lies Stoneacre, a reminder of how long the area around Chart Sutton has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of St Michael are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Shop and office owners around The Mall Maidstone may find that a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Langley Park Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common questions in Chart Sutton

Do you survey roofs for landlords with property near Bearsted station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.

Does a conservation area affect roof work in Chart Sutton?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

My chimney looks like it is leaning. What should I do?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

How do I book a survey in Chart Sutton?

To book, ring 07833 053749 or email us and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

How can you see the top of the stack?

We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What this survey cannot tell you

It is useful to know what a survey won’t do before booking:

  • What’s inside the brickwork or behind render, without opening up
  • The inside of the flue, which needs a sweep or flue specialist
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. The full list of what we check.

Why it’s worth a survey now in Chart Sutton

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. For an older or listed building in a place like Chart Sutton, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
