Drone roof surveys for homes and businesses in Chart Sutton
We carry out drone roof surveys in Chart Sutton and across London and South East England, subject to airspace checks and the weather. We fly on weekdays, Saturdays and Sundays. We check the airspace for your address before booking a flight. You get a written report with close-up photographs and recommendations. To ask whether a drone survey suits your roof, call 07833 053749 or drop us an email with the address. If you’re worried about ponding and splits on a high flat roof and cracked mortar along the ridge, a survey will tell you what’s going on, on large and complex roofs, flat roofs on upper floors and tall and steep roofs alike.
Somewhere as small as Chart Sutton, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Chart Sutton questions
Does a conservation area affect roof work in Chart Sutton?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is drone flying allowed in Chart Sutton?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Flights in strong wind or a downpour
- Anything inside the loft or under the coverings
- Whether the roof structure meets design loads
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before you book. The full list of what we check.
What this survey covers
- Large and complex roofs
- Fragile roofs
- Tall and steep roofs
- Flat roofs on upper floors
- Valleys and parapet gutters
- Chimney stacks
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
How it works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours at a house, including the airspace and weather checks before take-off. Somewhere as small as Chart Sutton, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You give us the address so we can check the airspace.
- We arrange any permission that is needed before we fly.
- On the day, we check the weather and the site before flying.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- We email a written report with the photos and our recommendations.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- Make a note of anything you’d like us to look at
- Buyers: confirm access with the estate agent or seller

Tips from our surveys
Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:
- A word with neighbours beforehand helps
- Book early if you’re near an airport
- Let us know what you want to see
- Check there’s room outside for the drone to take off
We email the report to you, with close-up photographs from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.
Drone roof surveys in Chart Sutton: local notes
With Stoneacre about 2 miles north, Chart Sutton sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
If you look after a building like Langley Park Primary Academy, big roofs are where aerial photos and thermal images show the most at once. For an older house near a landmark such as Church of St Michael, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Shop and office owners around The Mall Maidstone may find that a commercial roof can be photographed from above without anyone walking on it.
Chart Sutton is about 3 miles south-east of Maidstone, in Kent. Whether the building in Chart Sutton is a house, a flat or a commercial unit, we can survey the roof. Our Kent coverage includes Chart Sutton and the places around it.
