Drone roof survey in Langley

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We will tell you if another approach would work better. We survey tall and steep roofs, flat roofs on upper floors and large and complex roofs, and common reasons people get in touch are loose ridge and hip tiles and slipped or missing slates on a high roof.

In a small place like Langley, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It is almost impossible to see from ground level, but it is plain to see from the air.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It usually takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Langley, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Before we arrive

  • Check pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work

Landlord and commercial surveys in Langley

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What affects the cost of drone roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Building height and the viewpoints available
  • The shape of the roof and its details
  • The roof’s overall size
  • Whether it’s a home or a commercial building

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

A little information up front helps. It helps to include:

  • Photos of the roof, taken safely from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date
  • The property’s address and postcode

Booking is simple: just ring 07833 053749 or email us, let us know about the property and we will recommend the right survey. The price is agreed up front.

Flying and imaging in Langley

About 1.1 miles north lies Stoneacre, a reminder of how long the area around Langley has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

Shop and office owners around The Mall Maidstone may find that big, flat commercial roofs are where aerial photos and thermal images help most. Take a building like Langley Park Primary Academy: thermal images can show where wet insulation sits under a big flat roof. The streets around a church like Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Langley is about 3 miles south-east of Maidstone, in Kent. Wherever you are in Langley, we can carry out drone roof surveys at your property. Langley is one of the towns and villages in Kent we cover for drone roof surveys.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Tell us about any leaks or concerns
  • Be ready to move the date if the weather turns
  • Check there’s room outside for the drone to take off
  • Book early if you’re near an airport

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem, so their quotes cover the same ground.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Keep insulation clear of the eaves.

Questions from Langley

How do I find out if my home in Langley is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Langley?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What if my home is near an airport?

Sometimes, with permission. Confirmed flight restriction zones include Heathrow, Gatwick, London City, Stansted, Luton and Southampton, among others, and a flight inside one needs the airport’s or air traffic control’s say-so. Without it, we inspect from other safe viewpoints.

What about my neighbours’ privacy?

Privacy is taken seriously on every flight. We photograph your roof, not your neighbours’ property. It is worth telling neighbours about the flight.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Are there drone restrictions in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, and flights there need NATS permission. We check the airspace for your address and apply where needed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What a drone roof survey does not cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Flying in a flight restriction zone without the airport’s permission
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.
