What we look for on each type of roof

Chimney stacks

We inspect the outside of the stack, and it is not a flue or gas safety check. We will say if the flue needs a specialist.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.

How a pre-purchase roof survey works in Marsh Green

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. We survey the roof space, chimney stacks and clay and concrete tiles, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and gaps where slates or tiles have come loose.

For a small place like Marsh Green, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Buying a home or a new roof in Marsh Green

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Edenbridge Town station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. With Hever Castle about 2.6 miles east, the area around Marsh Green has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Marsh Green is about 5 miles north-east of East Grinstead, in Kent. Marsh Green gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Across Kent, we cover Marsh Green and the places around it. Crawley is in our area too.

Surveys in TN8 are booked the same way as anywhere else. If you need a pre-purchase roof survey at a property on Marsh Green Road and Greybury Lane or anywhere close by, we can survey it. What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Marsh Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

What we are asked to look at in Marsh Green

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

People typically book a survey after spotting one of these:

  • Lead that has worked loose at a wall or chimney
  • Loose pots and cracked flaunching
  • Damp timbers or stains in the loft
  • Roof slopes that look uneven or sagging

If your house is among the older ones in the streets near Marsh Green Mission Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • Are they insured for the work?
  • What the survey won’t cover
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof

What a roof survey includes

How we price pre-purchase roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • Any deadline, like an exchange date

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Questions from Marsh Green

Do you carry out roof surveys in Marsh Green?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Marsh Green within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do I book a survey in Marsh Green?

Simply ring 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

How long does a pre-purchase roof survey take?

It normally takes about one to two hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Ask when the roof was last worked on
  • Notice patches of new decoration in top-floor rooms
  • Pass the findings to your conveyancer
  • Ask for loft access on the day

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
