Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Find out whether the roof has been replaced or patched
  • Let us know your timetable
  • Check we’ll be able to get into the loft space
  • Ask for any paperwork for recent roof work

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

Pre-purchase roof survey in Dormansland: what you get

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. Typical surveys look at loose pots and cracked flaunching and bitumen or mortar used in place of proper repairs, across clay and concrete tiles, the roof space and natural slate.

For a small place like Dormansland, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Signs you need a pre-purchase roof survey in Dormansland

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Problems we come across often include:

  • Gaps where slates or tiles have come loose
  • Flashings that have lifted or split
  • Gutters that overflow or drip at the joints
  • Loose pots and cracked flaunching

Landlords with a home close to Dormans station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

  • Their drone registration, if they fly one

What’s in a roof survey

Pre-purchase roof surveys in Dormansland: local notes

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 3.2 miles south-east lies Hammerwood Park, a reminder of how long the area around Dormansland has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If your home is one of the older ones in the streets near St John the Evangelist, the roof may have had decades of patch repairs, and the survey shows where they are.

What happens on the day

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours at most homes, and longer for a large or complex roof. In a hamlet or village like Dormansland, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • For flats, make sure roof access has been agreed

Take a look at what a roof survey costs or our case studies.

How the survey changes by roof type

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Dormansland questions

Does a conservation area affect roof work in Dormansland?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Dormansland?

Yes. Dormansland is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you climb onto the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where applicable.

Does the weather affect the survey?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
