About our pre-purchase roof survey in Felcourt
A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you’ve noticed lead that has worked loose at a wall or chimney and chimney mortar that has eroded, a survey will tell you what’s going on.
Some older homes in villages like Felcourt are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How it works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Felcourt, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If it isn’t your property yet, arrange access through the agent
- Find any records of previous roof work

What we look for on each type of roof
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Why act early in Felcourt
Lots of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Where a roof is exposed, as many are in small places like Felcourt, driving rain gets into any weakness, and damp in older walls is slow to dry out.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Tell us your exchange date when booking
- Book once your offer is accepted
- Share the report with your solicitor
- Ask the seller about past roof repairs
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Felcourt: your questions answered
Does a conservation area affect roof work in Felcourt?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Felcourt?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
How do I arrange a pre-purchase roof survey in Felcourt?
Simply call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you survey in bad weather?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How long does a pre-purchase roof survey take?
The visit usually takes roughly 1–2 hours at most homes, and more on a big or complicated roof. We’ll give you an idea of timing as you book.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
