What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Parts of gutters that can’t be seen safely
  • What’s behind fascias and inside walls
  • The inside of buried drains

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we look at

  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers

Gutter surveys for homes and businesses in Felcourt

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, valley gutters and fascias and soffits, and people most frequently book us about gutters full of debris and silt and fascia boards damaged by overflowing water.

In a small place like Felcourt, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we look for on each type of roof

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Felcourt homes and their roofs

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Saint Hill Manor, about 3.7 miles south, is one of the historic houses in the wider area around Felcourt. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Dormans station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Bush Davies School of Theatre Arts, large buildings have long gutter runs and big roofs that need checking like any other.

Felcourt is about 2 miles north of East Grinstead, in West Sussex. We cover Felcourt and the rest of West Sussex, as part of our work across London and the South East. Felcourt is one of the towns and villages in West Sussex we cover for gutter surveys. There’s also a page for Crawley.

All of RH19 and RH7 is covered for gutter surveys. If you need a gutter survey at a property on Felcourt Lane, Felcourt Road and Blackberry Road or anywhere close by, we can help. If you’re just outside Felcourt, we cover Dormans Park (1 mile south-east), Newchapel (1 mile west), Lingfield (1 mile north), Dormansland (1 mile east) and Felbridge (2 miles south-west). We also work in nearby towns like Crawley (8 miles south-west), Horsham (14 miles south-west), Haywards Heath (12 miles south), Burgess Hill (15 miles south), Broadfield (9 miles south-west) and Bewbush (9 miles south-west).

Useful tips for Felcourt property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Get trees that overhang the gutters trimmed
  • Check downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it
  • Include valley, parapet and box gutters when clearing

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

When to book a survey in Felcourt

A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

We are frequently asked to look at:

  • Gutters overflowing in heavy rain
  • Gutters full of debris and silt
  • Joints that drip after rain
  • Valley or box gutters that overflow inside

Trees in and around Centenary Fields shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Common questions in Felcourt

How do I find out if my home in Felcourt is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Dormans station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What will the report tell me?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Felcourt, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Before we arrive

  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Check we can get to the back of the property
