Dormansland Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Dormansland and the rest of Surrey. Surveys run on weekdays and at weekends.
- Soffits marked by water
- Downpipes that are split or coming away
- Brackets that have dropped or snapped
About our gutter survey in Dormansland
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are fascia boards damaged by overflowing water and gutters that have fallen out of line, on valley gutters, fascias and soffits and eaves gutters.
Somewhere as small as Dormansland, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

How it works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours at a typical home, or half a day or so for a commercial building. In a hamlet or village like Dormansland, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Before the survey
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
- Let us know about parking near the property

Advice
What we look for on each type of roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what isn’t.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Gutter surveys around Dormansland
The wider area around Dormansland has a long history of building, with Hammerwood Park about 3.2 miles south-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Dormans station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park like Centenary Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

How we price gutter surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
- House, block, shop or office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Helping us price your survey
There’s no need for technical words. Just let us know:
- Any marks or damp showing indoors
- The property’s address and postcode
- How the loft is reached, if there is one
- Photos of the roof, taken safely from the ground or a window
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.
Useful tips for Dormansland property owners
A survey works best with a little help from you, before and after. Tips:
- Leave gutter checks at height to someone equipped for it
- Have overhanging branches cut back
- Look for new stains on ceilings below valleys after rain
- Include valley, parapet and box gutters when clearing
If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Signs you need a gutter survey in Dormansland
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.
We’re often asked to look at:
- Leaves and moss blocking gutters
- Cracked or loose downpipes
- Fascia boards damaged by overflowing water
- Overflowing valley or parapet gutters
Take an older house close to St John the Evangelist: its chimney, valleys and lead work are likely to be the parts that need attention first.
Before you book anyone
