Dormansland questions

Is my home in Dormansland listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Dormansland in the area you cover?

Yes, Dormansland is one of the places we work. The survey and report are the same in Dormansland as anywhere else.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Will you check every nail and clip?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

When should I book new roof snagging?

Before the final payment is best so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.

About our new roof snagging in Dormansland

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. If you’ve noticed cracked mortar at the ridge or hips and verge tiles or slates not secured, we can find out what’s behind it, on loft conversions and dormers, new-build homes and flashings and valleys alike.

For a small place like Dormansland, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How it works

The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Around Dormansland, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Preparing for the visit

  • Move anything stored under the loft hatch
  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Book snagging before the final payment
  • Tell your roofer the work will be inspected
  • Look for marks or cracks left by the work
  • Watch for drips in the loft space with care

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

Common roof problems in Dormansland

Many people book because something doesn’t look right. Others just want an independent check before paying before the job is closed.

Signs worth acting on include:

  • Signs of condensation in the roof space
  • Poorly finished verges
  • Broken coverings left on a new roof
  • Gutters blocked by building debris

Landlords with a home close to Dormans station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before you book any roof surveyor

  • Whether the price includes VAT
  • What the report includes, and whether it has photographs
  • How much experience they have with roofs like yours

What’s in a roof survey

What affects the price in Dormansland

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • Whether it is a home or a commercial building

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • What made you get in touch
  • Anything about access we should know
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Fixings and underlay hidden under the coverings
  • Areas out of view from each safe vantage point
  • Whether the roof will leak in future

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes
  • Ridges and verges
  • New flat roofs

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

New roof snagging in Dormansland: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. For a purchase or a newly finished roof, the materials decide which details matter most. About 3.2 miles south-east lies Hammerwood Park, a reminder of how long the area around Dormansland has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St John the Evangelist, the roof may have had decades of patch repairs, and the survey shows where they are.
