Flat roofs in Felcourt

Historic houses like Saint Hill Manor, about 3.7 miles south, show how far back building in the area around Felcourt goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Dormans station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Bush Davies School of Theatre Arts, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Flat roof surveys for homes and businesses in Felcourt

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. We’re frequently asked to look into outlets choked with leaves and silt and cracked or split membrane, on GRP fibreglass, mastic asphalt and single-ply membranes.

Some older homes in villages like Felcourt are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Testing older roof sheets for asbestos
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roofs we survey in Felcourt

  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Roof by roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Felcourt, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a report with photographs and our recommendations.

Getting ready for the survey

  • Jot down any questions you want answered
  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it is shared

Getting a price

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

FAQs for Felcourt

Do you cover Felcourt?

Yes, Felcourt is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Felcourt?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Landlord and commercial surveys in Felcourt

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Note any new marks on ceilings beneath the roof
  • File the paperwork for the roof and any repairs
  • Check from a window for ponding after heavy rain

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
