Felbridge questions

Is Felbridge within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near East Grinstead station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How long will you be on site?

It usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You’ll know roughly how long when we arrange the visit.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just phone 07833 053749 or use the contact form to arrange a day.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it is safe and a drone where applicable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Gutter survey in Felbridge: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed gutters packed with leaves or moss and overflowing valley or parapet gutters, we can find out what’s behind it.

Some older homes in villages like Felbridge are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

After the visit, you get a report with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Prices for gutter surveys in Felbridge

We confirm the price for your roof before you book. This is what makes a difference:

  • House, block, shop or office
  • Which survey package you book
  • Height and safe access
  • The shape of the roof and its details

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Getting in touch

Before you get in touch, it helps to have:

  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • What made you get in touch

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Leave gutter checks at height to someone equipped for it
  • Look for green streaks or damp patches on walls
  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

How it works

Once we have finished looking, we write up our findings in a report with photos. On timing, it usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Felbridge, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Advice

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Do you need a gutter survey in Felbridge?

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Signs worth acting on include:

  • Leaks at the gutter joints
  • Gutters that have fallen out of line
  • Choked outlets or hopper heads
  • Fascia boards damaged by overflowing water

Landlords with a home close to East Grinstead station may find that a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • What exactly goes into their report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT

What a good roof survey covers

What a gutter survey looks like in Felbridge

With Saint Hill Manor about 2.5 miles south-east, Felbridge sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Felbridge Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as St John's Felbridge, old fixings, lead flashings and tall chimneys are typical of older roofs.

Different roofs, different checks

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.
