Felbridge Pre-Purchase Roof Survey

Pre-purchase roof surveys across Felbridge, backed by more than 20 years’ experience. Every survey ends with a written report and photos.

  • Lead that has worked loose at a wall or chimney
  • Blistered or split felt on a flat roof
  • Gutters choked with leaves and moss

Pre-purchase roof surveys for Felbridge homes and businesses

What we look for on each type of roof

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.

How a pre-purchase roof survey works in Felbridge

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. The findings come in a written report with photos. If you’ve noticed roof slopes that look uneven or sagging and slates or tiles that have slipped or gone, a survey will tell you what’s going on, on clay and concrete tiles, the roof space and gutters and downpipes alike.

Somewhere as small as Felbridge, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

Common questions in Felbridge

Do you cover Felbridge?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Felbridge within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

Will you climb onto the roof?

Only where it is safe. We also inspect from ground level, upper windows and the roof space.

Will the roof report help me negotiate with the seller?

Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

What happens if roof problems are left?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in, with photos of anything that needs attention. Around Felbridge, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Why book with us

  • Insured for professional indemnity and public liability
  • 5,000+ roofs surveyed
  • Surveys seven days a week
  • A report with photos

Take a look at our cost guide or two real surveys.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at most homes, or half a day or so for a commercial building. Rural addresses near Felbridge can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Show us where any leaks or stains appear
  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Local roofs and buyers in Felbridge

With Saint Hill Manor about 2.5 miles south-east, Felbridge sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of East Grinstead station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as St John's Felbridge are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • The condition of the rest of the house (that is a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What we check

  • Chimney stacks
  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Ask who repairs the roof under the lease
  • Let us know your timetable
  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
