Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Let us know your exchange date when you book
  • Check the lease for roof repair responsibilities
  • Ask the seller about past roof repairs
  • Look for fresh paint on upstairs ceilings at viewings

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

How a pre-purchase roof survey works in Domewood

A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you are worried about a ridge or slope that dips and damp timbers or stains in the loft, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Domewood may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

How the survey changes by roof type

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Pre-purchase roof surveys in Domewood: local notes

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. For a purchase or a newly finished roof, the materials decide which details matter most. The flight restriction zone around Gatwick Airport comes within about 2 miles of Domewood. If your survey includes the drone, the exact boundary is checked for the address first.

With Saint Hill Manor about 3.5 miles south-east, the area around Domewood has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Landlords with a home close to East Grinstead station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Domewood questions

Is Domewood within the area you cover?

Yes, Domewood is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Domewood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Landlords, agents and block managers in Domewood

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Domewood frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

Advice

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Flat-roofed extensions and dormers
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • Any need for thermal images or a drone flight

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the exact price before booking.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • The kind of building and roof involved
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
