About our roof leak investigation in Domewood
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey lead flashings, valleys and parapet gutters and chimney stacks, and the problems we’re asked to look at most are damp patches next to the stack and water that shows only in certain storms.
Many homes in small places like Domewood face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for most houses, or half a day or so for a commercial building. In a hamlet or village like Domewood, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Show us where any leaks or stains appear
- If you are buying, let the agent know when we are coming
- Unlock side gates and any roof access doors

Tips that help
A little preparation and a few simple habits help. Some pointers:
- Catch drips in a bucket and protect the floor
- Take dated photos of the leak
- Mention earlier attempts to fix the leak
- Record whether it leaks in every downpour or only some
We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Your questions about roof leak investigations in Domewood
Is Domewood in the area you cover?
We do. The survey and report are the same in Domewood as anywhere else.
How do I find out if my home in Domewood is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.
How do you tell a leak from condensation?
It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.
How long does a roof leak investigation take?
The visit usually takes about one to two hours, more where the leak is intermittent or the roof is large. We will confirm what to expect when we arrange the visit.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Each of these roof types has its own typical places for water to get in.
