When you need someone else

A survey is a close look at the chimney stack, but it can’t do everything. The main limits are:

  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up
  • Checks on boilers, fires or their flues

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

Chimney surveys for homes and businesses in Marsh Green

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey chimney breasts, brick chimney stacks and chimney pots and cowls, and common reasons people get in touch are signs that a stack is leaning and mortar washing out of the joints.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. The survey typically takes between one and two hours at a typical home, and about three to four hours for a commercial roof. Cottages and farmhouses around Marsh Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

Signs you need a chimney survey in Marsh Green

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Typical things we’re asked to look at include:

  • Damaged chimney pots and cowls
  • Gaps in the mortar around the pots
  • Bricks with flaking faces
  • Lifted or split lead flashings

If you live in an older home near Marsh Green Mission Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • Whether the price includes VAT

Marsh Green questions

I let a flat near Edenbridge Town station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Marsh Green?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

Is a leaning chimney dangerous?

It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
