Chimney survey in Lingfield Common, Surrey
Know where you stand with the chimney stack before you spend money on it. We carry out chimney surveys in Lingfield Common, with photographs and a clear written report.
- Damp patches on chimney breasts
- Disused chimneys trapping moisture
- A chimney out of line
Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Check your stacks from the ground after strong winds
- Have the flue swept and checked if you use the fire
- Leave close inspection to people with safe access
- Keep track of stains on chimney breasts
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
Chimney survey in Lingfield Common
Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’ve noticed worn or missing pointing and staining on walls around the chimney, a survey will tell you what’s going on, on chimney breasts, brick chimney stacks and shared and party-wall stacks alike.
In a village or hamlet like Lingfield Common, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to.

- Whether a stack needs rebuilding on structural grounds

- Brick chimney stacks
- Flaunching
- Lead flashings
- Chimney pots and cowls
- Chimney breasts
How it works
After the inspection, everything we found is written up in a report with photos. On timing, most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. For a village or hamlet like Lingfield Common, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Getting ready for the survey
- Jot down any questions you want answered
- Dig out any old roof reports or invoices
- Check the loft hatch can be reached

Advice
FAQs for Lingfield Common
Do you cover smaller places like Lingfield Common?
Yes. Lingfield Common is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Lingfield station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How do I book a survey in Lingfield Common?
The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run seven days a week.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can plan what to do with it.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Roof by roof
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
Lingfield Common homes and their roofs
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Lingfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Lingfield Wildlife Area shed leaves that can end up in nearby gutters. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why get it checked now?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
