FAQs for Lingfield Common

Is my home in Lingfield Common listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Lingfield Common?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is thermal imaging useful on pitched roofs?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Can a thermal survey trace a roof leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.

How long does the survey take?

Most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report follows by email.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Thermal roof surveys for homes and businesses in Lingfield Common

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you are worried about stains that keep coming back and areas of a flat roof that may hold water, we can find out what’s behind it, on ceilings below the roof, flat roofs and loft conversions alike.

In a village or hamlet like Lingfield Common, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • An energy rating for the building
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

Roofs we survey in Lingfield Common

  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

Before and after the survey

Here are a few things we’d tell any owner:

  • Talk to us about the weather when booking
  • Check from ground level or a window, never by climbing
  • File the images with your roof records
  • Heat the home normally on the days before

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

Airspace, weather and Lingfield Common roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you look after a building such as Lingfield Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What happens if roof problems are left?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. That helps you and your roofer decide what really needs replacing. Outbuildings and barns around Lingfield Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Lingfield Common can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Check the loft hatch can be reached
  • Show us where any leaks or stains appear
