About our thermal roof survey in Dormansland

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. We survey pitched roof slopes, ceilings below the roof and flat roofs, and the problems we are asked to look at most are gaps in loft insulation and areas of a flat roof that may hold water.

Villages like Dormansland often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a survey costs

To price your survey, we look at:

  • The number of roofs, including extensions and garages
  • Which survey package you book
  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Booking your survey

Some details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Insulated roof spaces
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Dormansland can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared
  • Leave side gates unlocked

Airspace, weather and Dormansland roofs

With Hammerwood Park about 3.2 miles south-east, Dormansland sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take a building like Dormansland Primary School: a view from above covers a wide roof far faster than walking it. Take an older house close to St John the Evangelist: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Dormansland is about 3 miles north of East Grinstead, in Surrey. Dormansland gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Surrey coverage includes Dormansland and the places around it. We also survey roofs in Crawley.

How the survey changes by roof type

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Dormansland: your questions answered

Is my home in Dormansland listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Dormansland in the area you cover?

Yes, Dormansland is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and find a day that suits.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Talk to us about the weather when booking
  • Keep dated photos of any marks on ceilings
  • Clear leaves from outlets and gutters each autumn
  • Leave the roof to people with safe access

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Why it’s worth a survey now in Dormansland

A damp patch that keeps coming back typically has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. For older village homes like those around Dormansland, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.
