Thermal roof survey in Lingfield

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you can’t normally tell from the surface. We then check those areas with moisture readings. We survey ceilings below the roof, insulated roof spaces and flat roofs, and common reasons people get in touch are cold spots on ceilings under the roof and areas of a flat roof that may hold water.

In smaller places like Lingfield, many homes are bungalows and houses with roofs you can partly see from ground level. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a thermal roof survey doesn’t cover

It helps to know what a survey won’t do before booking:

  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roofs we survey in Lingfield

  • Commercial roofs
  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs

Do you need a thermal roof survey in Lingfield?

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

Typical things we are asked to look at include:

  • Missing or slipped insulation
  • Water getting in at parapets and stacks
  • Water that travels before it shows
  • Ceilings that feel colder in places

Take a building like Lingfield Primary School: a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • What the report includes, and whether it has photographs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What insurance they carry
  • What experience they bring

What to expect from a roof survey

What happens on the day

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. For a survey in Lingfield, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work

Different roofs, different checks

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Drones, thermal imaging and Lingfield roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Lingfield has a long history of building, with Hammerwood Park about 4.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Church of St Peter and St Paul: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Lingfield questions

Will you come out to Lingfield?

Yes. Lingfield is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is Lingfield in the area you cover?

We do. The survey and report are the same in Lingfield as anywhere else, and visits run on weekdays and weekends.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
