Honest limits

In fairness, a roof survey has limits:

  • Proving moisture from the images alone
  • Hidden layers that need to be opened up to check
  • A formal energy assessment

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and does not.

How a thermal roof survey works in Blindley Heath

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey flat roofs, ceilings below the roof and insulated roof spaces, and common reasons people get in touch are wet insulation beneath the membrane and wet areas near outlets and upstands.

Somewhere as small as Blindley Heath, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of thermal roof surveys

To price your survey, we check:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Booking your survey

You do not need to know any roofing terms. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Any photos you have, taken from the ground or a window

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

Drones, thermal imaging and Blindley Heath roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help.

Whatever the street in Blindley Heath, a roof costs least to look after when faults are caught early.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Blindley Heath can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Common questions in Blindley Heath

Will you come out to Blindley Heath?

Yes, Blindley Heath is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is drone flying allowed in Blindley Heath?

That depends on where the roof is and on the weather. The flight restriction zone around Redhill Aerodrome comes within about 2 miles of Blindley Heath. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Strong wind or heavy rain also stops a small drone flying.

Is thermal imaging good for finding leaks?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show.

Can you do a thermal survey in any weather?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How long does the survey take?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The report is sent afterwards by email.

When to book a survey in Blindley Heath

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.

It’s worth booking a survey if you’ve seen:

  • Areas losing heat at the eaves and junctions
  • Missing or slipped insulation
  • Damp around roof outlets and upstands
  • Damp patches with no obvious cause

For an older house near a landmark such as Church of St John the Evanglist, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Before you book any roof surveyor

  • What they will not be able to tell you
  • When you’ll get the report
  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs
