Local roofs in Felcourt
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Saint Hill Manor, about 3.7 miles south, is one of the historic houses in the wider area around Felcourt. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you look after a building like Bush Davies School of Theatre Arts, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Dormans station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Felcourt is about 2 miles north of East Grinstead, in West Sussex. Felcourt gets the same service as everywhere else we work: a proper look at whatever is safely visible, photographs and a clear written report. Our area takes in places right across West Sussex, from the larger towns to small villages. You can also see our page for Crawley.
We survey roofs across RH19 and RH7 for chimney surveys and the streets around it. If you need a chimney survey at a property on Felcourt Lane, Felcourt Road and Blackberry Road or anywhere close by, we can help. If you’re just outside Felcourt, we cover Dormans Park (1 mile south-east), Newchapel (1 mile west), Lingfield (1 mile north), Dormansland (1 mile east) and Felbridge (2 miles south-west). Further out, we also cover Crawley (8 miles south-west), Horsham (14 miles south-west), Haywards Heath (12 miles south), Burgess Hill (15 miles south), Broadfield (9 miles south-west) and Bewbush (9 miles south-west).

About our chimney survey in Felcourt
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. If you’ve noticed worn or missing pointing and damp patches on chimney breasts, a survey will tell you what’s going on.
In a small place like Felcourt, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Where we can’t see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How it works
Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. The survey usually takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Felcourt, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a report with photographs and our recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
- Let us know about parking near the property
How to book
A quick phone call is typically the easiest start: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Advice
Common roof problems in Felcourt
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.
Here are some of the things we see frequently:
- Lifted or split lead flashings
- Signs that a stack is leaning
- Spalled or crumbling bricks
- Worn or missing pointing
Homes near green spaces such as Centenary Fields can get more leaves in their gutters in autumn.
Choosing a roof surveyor
- Will the report include photos?
- Will they check the loft as well as the outside?
- Their drone registration, if they fly one
- Their report turnaround times
Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Why get it checked now?
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. In a small place like Felcourt, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Practical tips
There’s plenty you can do without going near the roof. What helps most:
- Ask for ventilated caps on redundant stacks
- Look at the chimneys with binoculars after a storm
- File photos of the stacks with your home records
- Ask about consent before removing a chimney on an older property
The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.
Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Common questions in Felcourt
Does a conservation area affect roof work in Felcourt?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Felcourt within the area you cover?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Our stack is shared. Can you still survey it?
Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
How do I arrange a chimney survey in Felcourt?
To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
What’s in the survey report?
Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Will you go up on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.
