About our chimney survey in Cowden
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed loose, cracked or missing pots and gaps where the stack meets the roof, a survey will tell you what’s going on, on lead flashings, flaunching and shared and party-wall stacks alike.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Cowden homes and their roofs
Bassetts Manor, about 1.7 miles south, is one of the historic houses in the wider area around Cowden. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Cowden station, a dated record of the roof is useful when planning maintenance across a let.

What we’re asked to look at in Cowden
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
Things that often lead to a survey include:
- Gaps where the stack meets the roof
- Spalled or crumbling bricks
- Eroded joints in the brickwork
- A stack that appears to lean
For an older house near a landmark such as Church of St Mary Magdalene, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before booking
- Whether the roof space is looked at, where there is one
- Whether they hold professional indemnity and public liability insurance
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is there a chance to talk the report through?
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Useful tips for Cowden property owners
You don’t need to be a roofer to help. What helps most:
- Ask about consent before removing a chimney on an older property
- Don’t use a ladder to reach the stack yourself
- Check your stacks from ground level after strong winds
- Ask for ventilated caps on redundant stacks
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
What affects the price in Cowden
Not every roof costs the same to survey, for these reasons:
- Whether it’s a home or a commercial building
- The shape of the roof and its details
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
What to let us know when you get in touch
You do not need to know any roofing terms. Just let us know:

What happens if roof problems are left?
Most people never get a proper look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. In a small place like Cowden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Questions from Cowden
Does a conservation area affect roof work in Cowden?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
I let a flat near Cowden station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
How do I arrange a chimney survey in Cowden?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll suggest the right survey. Surveys run on weekdays and at weekends.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Do you need to go on the roof to check the chimney?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.
The survey, step by step
We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Older roofs in small places like Cowden can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- Make sure we can get to the back of the property
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
